Recently, the AIA released document E202-2008. This document outlines the varying levels of detail in a BIM model. KAI has always worked on a similar level of detail for a model, with some significant additions. Below, you can see what we are offering.
LOD-001- Generic Model
Level One starts the building information management model as very basic and generic - a starting point for your project. Some of the benefits you will receive from service at this level are: determining the basic "build-ability" of the model based on the drawings and a very quick, three-dimensional QC check.
LOD-002 - Building Development
At Level Two, the project begins to flesh out. There is a more detailed check of "build-ability" of specific detail items since we are exploring the project more in-depth. This leads to a higher quality QC. The Structural and Architectural models are much more complete at this stage. We also begin to implement the phasing model and setup for additional BIM services.
LOD-003 - MEP Systems
Level Three is where the components of the Mechanical, Electrical and Plumbing Systems are added in to the BIM model. Benefits here include: a cross-discipline check to verify accurate documentation, modeling and routing of MEP components and the staging of the systems for interference checks.
LOD-004 - Spatial Coordination
Do you want to find out if your duct is running through your joists? Are you concerned about pipes clashing with ductwork? At this level, we find out where all of those conditions are occurring. Reports on clashing conditions are generated for the varying disciplines and the model is now ready for very specific phasing illustration options.
LOD-005 - Schedule Data/Coordination
Your engineers have done their calculations and your estimators have provided their numbers. Now we can make sure that the information you have is accurate. When you utilize our services at Level Five, we perform material takeoffs to verify subcontractor quantities. We also can provide load balancing verification and prepare the Building Information Management model for post-occupancy tracking.
LOD-006 - Phasing and Mobilization Studies
Whether you are the designer, the contractor or the owner, at various points in the construction of the project, you will want to see where you are versus where you should be. Having a BIM model helps you visualize that in very specific detail. At this level, we work with your civil consultants to provide more site specific information, tying the virtual model to your construction schedule and helping to provide a visual roadmap of the timeline of your project.
LOD-007 - Visualization/Animations
Are you looking for a marketing tool? Or perhaps you would like to see a solar study of your project? Maybe just some clarification on what the complete project looks like? The services offered at Level Seven provide all of that and more. As a client, contractor, designer or manufacturer, you will get to "see" what your finished project looks like. We can provide renderings, animations, even multimedia programming to help you visualize your project in almost any aspect you need.
LOD-008 - Life Cycle Management
One of the most valuable aspects in a Building Information Management model is the capability to track and manage all of the data embedded there. Perhaps you need to keep track of your tenant finishing or your occupancies. Maybe you are after the information provided by usability tracking or you just want to track your furnishings. The ongoing services provided at Level Eight allow KAI to help you accomplish those tasks.
